01 Selling without an agent

Is it actually legal to sell my own home in Australia?

Yes — completely, in every state and territory. There is no law requiring you to use a real estate agent to sell property in Australia. You’ll still use a licensed conveyancer or solicitor for the contract and settlement, exactly as you would with an agent.

Can my home really appear on the major property portals?

Yes. The major portals accept listings through licensed channels rather than directly from private individuals — which is one of the things our service handles for you. Your listing appears alongside every agent-listed home, with your contact details receiving the enquiries.

Buyers see the same listing they’d see from an agent. There’s no “private seller” penalty box.

Will buyers take me seriously without an agent?

Buyers care about the home, the price and the ease of the process — not who answers the phone. Many actually prefer dealing with the owner: questions get answered accurately, on the spot, by the person who has lived there.

Do I need to be a confident negotiator?

No — you need a plan, which is different. Before any offer arrives you’ll know your walk-away number, your target and how to respond to common buyer tactics. When negotiations get real, we’re on call. You never have to improvise.

What exactly do I get for $2,990?

The complete method: a pricing strategy session with comparable sales research, your listing on the major portals, photography and copy guidance, open-home coaching, buyer-handling scripts, on-call negotiation support, and a contract-to-settlement checklist. How is this different from cheap DIY listing services?

A DIY listing service puts your ad online and wishes you luck. We’re a consultancy: the listing is one stage of five. The difference shows up when you’re pricing the home, standing in your hallway hosting an open, or staring at an offer $30,000 below your hopes at 8pm — that’s when you want more than a listing receipt.

How much of my time will it take?

Plan for a few hours a week while your home is on the market: hosting opens (usually 30–45 minutes on a weekend), returning buyer calls and messages, and the preparation work upfront. If you genuinely can’t spare that, we’ll tell you honestly — this probably isn’t for you.

Do you handle the legal paperwork?

No — and neither does an agent. In every state, contracts and settlement are handled by a licensed conveyancer or solicitor. We help you brief yours and keep every step on schedule with our checklist, but the legal work stays with the legal professionals, where it belongs.

03 Money & the guarantee

How does the 90-day guarantee work?

If your home hasn’t sold within 90 days of your listing going live, we refund the full $2,990 fee. We ask that you’ve genuinely followed the method — the preparation, the evidence-based pricing, the open homes — and kept the home on the market during that time. Full terms are in your service agreement before you pay anything.

Are there any other costs I should budget for?

Two, the same ones you’d pay even with an agent: professional photography (typically a few hundred dollars, and worth every cent) and your conveyancer or solicitor’s fee. There are no hidden extras from us — the $2,990 is the whole of it.

How much will I actually save?

On an $850,000 home, a typical agent charging around 2.2% commission plus a marketing package costs roughly $22,700. Our fee is $2,990 — a difference of nearly $20,000. Use the savings calculator with your own expected price; the maths is the most persuasive thing on this website.

What if I get an offer I'm not sure about?

You call us, and we work through it together: how the offer compares to your evidence, what a counter looks like, and whether the conditions hide any traps. Then you decide. No one talks you into accepting something you’re not happy with — that’s rather the whole point of us.
